5 Questions to Ask Before You Appoint a Surveyor

Choosing the right surveyor can make a real difference to how your project runs. Whether it is a refurbishment, insurance valuation, or a new build, the right support helps you manage cost, risk, and progress.

A good surveyor brings more than technical knowledge. They offer practical advice, clear communication, and confidence at every stage. Here are five key questions to help you appoint with confidence:

  1. Are they chartered, and what do they specialise in?

Look for a chartered surveyor regulated by the RICS. This means they meet professional standards and are held accountable for their work.

Also consider their role. Quantity Surveyors manage project budgets, contracts and procurement. Building Surveyors focus on condition, technical advice, and compliance. Some firms, like ours, offer both in-house.

  1. Have they done similar work before?

Ask about their recent projects. A surveyor with relevant experience will be better placed to offer practical advice and avoid common pitfalls. It also helps if they understand the specific pressures of your sector or building type.

  1. How do they communicate?

Clear, consistent communication makes a big difference. Ask how they keep clients updated, how often they report, and how they collaborate with contractors and design teams. You want someone who makes things easier not harder.

  1. What is included in the fee?

Not all proposals are created equal. Make sure you know what is covered, such as meetings, site visits, valuations, or reports, and what could incur extra charges. A clear, detailed fee proposal shows planning and builds trust.

  1. How do they deal with change?

No project goes exactly to plan. Hidden defects, evolving client needs, or shifting programmes can all impact delivery. Ask how they manage change and whether they have supported clients through similar situations before.
