Cyril Orchard Group was appointed to oversee a programme of phased external refurbishment works to a prominent period property located on Marine Crescent, Folkestone. The building forms part of a historic seafront terrace and required sensitive repair and improvement to restore its appearance while improving long-term durability and weather protection.

The initial phases have focused on the refurbishment of the principal elevations, entrance steps, balconies and lower ground external areas. Works have included repairs to rendered façades, renewal of decorative architectural features, comprehensive external redecoration, and refurbishment of the original cast iron balustrading.

The main entrance has been fully restored, incorporating rebuilt steps, new waterproof finishes to landings and terraces, and reinstated detailing in keeping with the building’s historic character. Associated works have also improved drainage and finishes to lower ground courtyard spaces. Following the successful completion of the initial sections, the project is continuing into the next phase of works, extending the refurbishment programme to further areas of the building to ensure a consistent standard of repair and presentation throughout.

Our Role

As appointed Building Surveyors, Cyril Orchard Group continues to provide full project support across all phases, including: • Undertaking condition surveys and identifying repair priorities • Preparing detailed specifications and Schedules of Works for each phase • Managing tender processes and contractor appointments • Administering the building contract and issuing instructions • Carrying out regular site inspections to monitor quality and progress • Certifying interim valuations and agreeing phase final accounts

The phased approach has allowed the Client to address essential repairs in a controlled and cost-effective manner while progressively enhancing the appearance and performance of the building. The ongoing works demonstrate Cyril Orchard Group’s experience in managing complex refurbishment programmes to period properties within sensitive seafront environments.

We continue to hire, previously hired and will continue to use The Cyril Orchard Group for the majority of Surveying tasks and managing on behalf of our clients many large-scale projects.
