We were appointed as Quantity Surveyors for the development of 20 luxury apartments on the seafront in Hythe.

Project Overview

Marlborough Court is a prestigious development comprising 20 high-specification luxury apartments located on the seafront in Hythe. Our appointment as Quantity Surveyors reflected the client’s commitment to quality, cost control, and effective project delivery. The scheme presented both opportunities and challenges, particularly in maintaining programme and commercial control in a constrained coastal site.

Our Role

We provided full pre- and post-contract Quantity Surveying services throughout the 14-month construction period. This included managing monthly valuations, assessing contractor claims and variations, liaising with the funders, and negotiating the final account to ensure accurate financial closure.

Recognising the need for competitive procurement, we led the tendering process. This involved preparing comprehensive tender documents, managing contractor queries, and conducting a detailed evaluation of returns to ensure value for money.

To support contract execution, we prepared and finalised all Contract documentation, ensuring incorporation of amendments from the client’s legal advisers. In the pre-construction phase, we also supported key planning and negotiation activities, helping the client align early-stage design with budget and programme expectations.
