Building Surveying Services
We were appointed to manage the complete refurbishment of a Grade II listed residential property located in the historic town of Sandwich, Kent. The works encompassed both external and internal elements, with a focus on preserving the character of the property while enhancing its functionality for modern living. Externally, extensive repairs were undertaken to the façade, including careful dismantling and repair of the original timber frame and reinstatement of the render finish. Internally, the front section of the building was modernised to create a contemporary feel while retaining key heritage features. This included stripping out and re-fitting of ensuite facilities and full redecoration of all rooms.
The scheme also extended to the rear garden, which was completely stripped out and landscaped in accordance with a design prepared by the appointed Landscape Architect.
Our Role
As Building Surveyors, our role covered the full lifecycle of the project, including:
• Undertaking detailed surveys of the listed property
• Preparing a clear specification and Schedule of Works sensitive to the building’s heritage status
• Managing the tender process and advising the Client on contractor appointment
• Administering the building contract, issuing instructions and certifying works
• Carrying out regular site inspections to ensure works complied with listed building requirements
• Certifying interim payments and agreeing the Final Account
Our careful management ensured that the property was refurbished to a high standard, respecting its listed status while providing a comfortable and updated home for the Client.
